Fees (Per Unit)
- Onboarding Fee: $250
- Tenant Placement: One month’s rent to for new tenant and $250 for lease renewal
- Vacancy Policy: No management fees while the unit is vacant
- Monthly Management Fee: 10% of rent collected (minimum $125 maximum $200)
- City Certification: $250 (excludes city fees, in-house labor, and third-party contractor costs)
- Biannual Inspection: $75 (Optional).
- Professional Photography: $200 (Optional)
- In-House Labor: $75 per hour
- Materials: No markup on materials purchased for in-house repairs
- Third-Party Contractor Oversight: 15% management fee on third-party contractor services
- Eviction Notice: $50 to issue notice
- Eviction Management: $50 to coordinate the eviction process (excluding third-party attorney fees)
- Owner Reserve: $1,000 fully refundable reserve held to cover mid-month expenses
Satisfaction Guarantee
We offer a 60-day satisfaction guarantee—if you are not satisfied and choose to cancel within 60 days, we will refund your onboarding and management fees.
At any time, if you decide to discontinue our management services, there are no cancellation fees.
