Fees (Per Unit)

• On-boarding Fee: $250
• Tenant Placement: One full month’s rent to for new tenant and $500 for lease renewal.
• Vacancy Policy: No management fees while the unit is vacant.
• Monthly Management Fee: 10% of rent collected (minimum $125).
• City Certification: $250 (excludes city fees, in-house labor, and third-party contractor costs).
• Biannual Inspection: $75 (Optional).
• Professional Photography: $200 (Optional).
• In-House Labor: $50 per hour.
• Materials: No markup on materials purchased for in-house repairs.
• Third-Party Contractor Oversight: 15% management fee on third-party contractor services.
• Eviction Notice: $50 to issue notice.
• Eviction Management: $50 to coordinate the eviction process (excluding third-party attorney fees).
• Owner Reserve: $1,000 fully refundable reserve held to cover mid-month expenses.

We offer a 60-day satisfaction guarantee. If you are not satisfied and choose to cancel within 60 days, we will refund your onboarding fees. At any time, if you decide to stop our management services, there are no cancellation fees.
